No, the site is not located in the Green Belt.

Any planning permission will make financial contributions to local schools, healthcare facilities, transport infrastructure and utilities, if requested by the relevant bodies. The level of contributions will be determined as part of the planning process.

Access to the site is proposed via three separate vehicular accesses on Hamilton Lane. Two existing priority junctions on Hamilton Lane will be upgraded to four-arm compact roundabouts, with the new fourth arms providing the two accesses to the site. The third vehicular access will be a new simple priority junction.

The development proposals are likely to generate approximately 100 two way vehicle movements during the morning and evening peak hours, this equates to less than two vehicles a minute. The majority of traffic is likely to be routing towards and from Leicester city centre, and all junctions impacted by the proposals and increase in vehicle movements will be fully assessed and where required mitigation provided.

The proposals will meet a policy-compliant mix of parking spaces for each dwelling which is as follows:
1 parking space for a one-bedroom home
2 parking spaces for a two- to three-bedroom home
3 parking spaces for a four-bedroom home
The parking in the proposals will focus on providing parking spaces on private drives but will also include on-street parking. The exact mix will be determined at any future reserved matters planning application.

The developable area of the site is located in Flood Zone 1 meaning that it is within an area with the lowest probability of flooding at less than 0.1% each year.
A comprehensive drainage strategy utilising sustainable drainage systems (SuDS) will ensure that surface water falling on developed areas is captured, treated and attenuated on site before being discharged at a controlled rate which is set to ensure there is no increased flood risk on or off site. In more extreme events this may result in a betterment downstream.

The tallest proposed homes will be up to three storeys high, with most at two storeys.

There has been a long-standing intention to relocate the Scraptoft Golf Club as part of the wider allocation proposals. The proposed new golf facility would be situated to the east of Houghton-on-the-Hill, and planning permission (hybrid consent) for this was granted approximately three years ago. The funding for the new golf course is expected to come from the development of the existing site. PSL is actively engaging with the golf club and other landowners to coordinate both the long-term vision and shorter-term arrangements.
